DESCRIPTION OF LOTS
1) PROPERTY FOR RESIDENTIAL USE LOCATED IN ALSENO that consists of a:
a. stand located in the Municipality of Alseno (Piacenza), district of Grattarolo, no.159 Via Emilia, with a surface area of about 6.542 m²)
b. buildings on stand consisting of: 1) residential home (category A/8 -about 313 m²) with ground floor, first floor, attic and basement used as cellar, with outside swimming pool 2) country residence in a state of disrepair (category A/6 - about 244 m²) 3) storeroom (category C/2 about 125 m²).
The procedures for the sale in a single lot will be carried out on the 29 January 2010 at 12h30.
The reserve auction price is set at Euro 787.594,00.
2) PROPERTY FOR COMMERCIAL USE LOCATED IN OSMANNORO (Florence) that consists of a:
- stand located in the Municipality of Sesto Fiorentino (Florence), district of Osmannoro, 23 Via del Cantone (about 8.110 m²)
- buildings on stand consisting of 1) various buildings destined for commercial use, (category D/8 - about 637.2 m²) 2) two buildings destined for residential use (category A/3 - about 174.9 m²).
The building complex currently provides a source of income located at the entrance to the lot, which consists of two floors above ground (on the ground floor: office premises and technical premises; on the first floor two residences), a single-storey warehouse built in reinforced concrete, a portico that is enclosed on three sides, and premises for the storage of equipment.
This is an area suitable for building, zoned for "production in the strictest sense": the productive surface area in terms of the General Zoning Plan ("P.R.G") is about 3.750 m². (excluding green areas, parking and external areas).
The procedures for the sale in a single lot will be carried out on the 29 January 2010 at 12h00.
The reserve auction price is set at Euro 2.445.000,00.
3) AREA SUITABLE FOR BUILDING located in Lavagno (Verona) -district of Vago, Via Lepia - consisting of a:
a. stand (about 30.431 m²), made up of an area suitable for building zoned for the "expansion of production (zone D2A on General Zoning Plan); the building area is about 17.828 m².
The procedures for the sale in a single lot will be carried out on the 29 January 2010 at 13h00.
The reserve auction price is set at Euro 8.200.000,00.
SALE PROCEDURES AND DESCRIPTION OF THE ADJUDICATION PROCESS
The procedures for the sale will be conducted before Notary Luca Troili (with offices at 12 Via Oslavia in Rome, tel.: 06.3720548, fax.: 06.37526536) on the 29 January 2010 by means of an auction with the examination and comparison of the "sealed purchase bids" for amounts that are either equal or above the reserve auction price. Sealed bids offering amounts below the reserve price will not be considered valid. In the case of only one valid secret bid, adjudication will be in favour of the single bidder. In the case of more than one valid sealed bid, adjudication will be in favour of the highest bid; only if there are two or more bids that came in at an equal level, adjudication will be done by examining the highest bid (auction).
